Paul Kiebler: The Man in Real Estate | Real Estate Practice

When people talk about real estate especially in the states of Ohio, Illinois, and Michigan, one of the first names mentioned is?Paul Kiebler. Kiebler, an Ohio State University graduate, is a licensed real estate appraiser in the three states mentioned. He was also a former Associate Member of the American Appraisal Institute. Throughout his career as a real estate appraiser, Kiebler was able to accomplish so many things. He has developed a number of projects in Ohio, Pennsylvania, South Carolina, and Florida. It includes Ventana Hills Apartments with 470 units, Ridgebrook of Concord with 30 units, Berkley Manor Apartments with 252 units, Gateway Crossing Apartments with 256 units, Foxmoor with 223 units, The Village of Sewickley Hills with 100 units, Woodcreek Farms Apartments with 176 units, and Slippery Rock Student Housing and The Ivy Apartments with 632 student beds.

These projects were achieved because of Paul Kiebler?s company, the Kiebler Properties, LLC which was established in May of 2002. This company is known for its outstanding portfolio when it comes to real estate. Some of the real estate projects of this company are apartments, student housing, resort, and new residential communities. Aside from being a real estate developer, Kiebler?s company also manages, invests, and partners in the communities where it operates.

His company, the Apollo Property Management, is one of the top providers of property management services for apartment communities and complexes. It also provides its services to student housing apartment communities and condominium homeowner associations. Through this company of Kiebler, they were able to develop and manage more than 3,500 multifamily residential units in Pennsylvania and Florida. Established in May of 2004, APM was able to finish more than $250 million of development.

The passion of Kiebler when it comes to real estate has made him very successful in this line of business.

The term ?forex? stands for ?foreign exchange?, the trading of world currencies. Most of us are familiar with the term ?trading?, which means to buy and sell a product or service with the aim of realising a profit. Forex trading is therefore the process of buying and selling currencies with the aim of making a profit.

If a forex trader, for example, believes that the value of the Euro will appreciate in the future, he or she will buy a certain quantity of the currency in the hope of selling it at a profit at some point.

The price of a foreign currency, such as the Euro, is always quoted in relation to that of another currency, often the US dollar or the British pound. If we say the price of the Euro is $1.41, it means you have to pay $1.41 to buy one Euro.There are many websites where you can sign up to spread bet on forex markets. Once you have entered the trade, you receive the benefit of any price movement on the full ?10,000. The downside of this is that you will also have to stand any losses in full. In this example, should there be a 1% increase in the value of the Euro, you would make ?100 on the trade, which at a leverage of 100:1, equates to a 100% percent profit.

If the value of the currency fell by 1%, on the other hand, you would lose the same amount of money; the entire ?100 that you risked on the trade.

In FX spread betting , you do not have to pay any commission to buy or sell a currency. The commission is built into what is known as the ?spread,? the difference between the buying and selling price of the currency. The price at which you buy is called the ?offer price? and the price at which you sell is the ?bid price.? At any particular time, the bid price is marginally lower than the offer price.

Let us assume that you buy Euros at an offer price of ?0.86980. At that moment the bid price will most likely be in the region of ?0.86977; the actual spread differs from broker to broker. If you immediately sell your Euros, you will therefore make a small loss, since the bid price is less than what you paid.

By the next day, or in a few days time, the bid price might be much higher than what you originally paid and you would therefore make a profit. Unfortunately, if the price were to fall, you would make a loss.

Whilst there are no commissions on spread bets if you use a rolling daily spread bet and keep your trade open overnight then you often pay a small overnight financing fee.

Greece caves in on civil service firings (AP)

ATHENS, Greece ? Greece's coalition government on Monday caved in to demands to cut civil service jobs, announcing 15,000 positions would go this year, amid mounting international pressure to agree on austerity measures needed to secure major new debt agreements.

The announcement signals a shift in Greece's policy, as state jobs have so far been protected during the country's acute financial crisis, which started about two years ago. Public Sector Reform Minister Dimitris Reppas said the job cuts would be carried out under a new law that allows such firings.

Unions have called a 24-hour general strike for Tuesday, in response to the new austerity measures, while about 4,000 protesters braved torrential rain late Monday to join protest rallies organized in central Athens by left-wing opposition parties.

Greece is racing to push through painful reforms and clinch a euro130 billion ($170 billion) bailout deal from its European partners and the International Monetary Fund to avoid a March default on its bond payments.

Debt-ridden Greece has been kept solvent since May 2010 by payments from a euro110 billion ($145 billion) international rescue loan package. When it became clear the money would not be enough, a second bailout was decided last October.

Its implementation depends on the austerity measures but also on separate talks with banks and other private bondholders to forgive euro100 billion ($131.6 billion) in Greek debt, in exchange for a cash payment and new bonds worth 50 per cent less than the original face value, longer repayment terms and a cut in the interest rate to be paid on the bonds. Greek government officials say they expect private investors to take an overall cut of up to 70 percent on the value of their bonds.

But delays in negotiations with rescue creditors pushed a crucial meeting of coalition party leaders back by one day to Tuesday.

"We are opposed to indiscriminate firings," Reppas said. "The work force reduction is strictly connected with the restructuring of services and organizations at each ministry."

Officials at the Public Sector Reform Ministry gave no details of the new plan, or say how many of the job cuts would be compulsory.

The government has promised to reduce the 750,000-strong broader public sector by 150,000 by the end of 2015, but has so far insisted it could reach that target through staff attrition.

Greece's coalition party leaders pushed back a key meeting by a day till Tuesday, due to the ongoing negotiations with EU-IMF debt inspectors who were to hold a new round of talks later Monday.

They have already agreed to cut 2012 spending by 1.5 percent of gross domestic product ? about euro3.3 billion ($4.3 billion) ? improve competitiveness by slashing wages and non-wage costs, and re-capitalize banks without nationalizing them.

Creditors are also demanding spending cuts in defense, health and social security, a cut in the minimum wage, as well as the civil service layoffs, as European pressure increased on Greece to make more concessions.

European Commission spokesman Amadeu Altafaj Tardio said Greece is already "beyond the deadline" to end the talks.

After talks in Paris with French President Nicolas Sarkozy, German Chancellor Angela Merkel said there can be no bailout deal unless Athens implements creditors' proposals.

"(The proposals) are on the table," she said. "And time is pressing. Therefore something has to happen quickly."

"Time is pressing and for the entire eurozone is much at stake," Merkel added.

Greece is in its fifth year of recession, while unemployment has hit record highs of about 19 percent ? following a spate of austerity measures in return for the rescue loans, that included significant cuts in pensions and salaries coupled with repeated tax hikes and an increase in retirement ages.

"The current policy of austerity ... is turning workers into pariahs, jobless people and pensioners into paupers and deprives our youth of any hope," a statement from the servants' union ADEDY said. "This policy has already pushed Greeks beyond their limits and must be stopped at any cost."

Yiannis Panagopoulos, leader of Greece's largest union, the GSEE, said the creditors' demands were certain to lead to more hardship.

"What is going on is not a negotiation," he said. "It's blunt, cynical blackmail targeting an entire people."

How's the market? Is real estate on the way back? | Woodstock Times

What?s happening with real estate in the Woodstock area these days? There are regular releases of figures which suggest things getting better.

Three leading brokers spoke of what they?ve been seeing.

?The average sale price went up 3 percent in Ulster County,? said Joan Lonergan of Village Green?Realty, getting ready to fly to Florida. ?That?s good news because we?d been going down, and before that we were pretty much flat.?

Lonergan added that there was movement in the high end market, over $400,000. But also more affordable homes available in Woodstock for the first time in years.

?We started seeing more people looking at homes in the $250,000 range,? she noted. ?What that says to me is that people are not in the market for a home but being more cautious about where they spend their money. They still want a second house, but not looking at a home as an investment. The numbers in that area have also gone up in the last year.?

Harris Safier of Westwood Metes & Bounds, just back from Florida, noted that, ?I don?t normally narrow my outlook down to the 28 corridor, but Ulster County in general is looking much more encouraging than last year. What seems to have happened is similar to what?s been going on in retail, where people who have been sitting on their money are starting to come off the fence again for the first time in three years.?

Safier talked about how last year?s harsh winter didn?t help things, then pulled out some numbers. In Olive, the number of residential house sales went from 46 in 2010 to 23 last year; in Shandaken, the number of sales slipped from 32 in 2010 to 25 in 2011. But in both towns, he added, interest seems to be coming back, especially in what he terms ?local homes? not going to the ?dual resident? market.

Furthermore, he points that in Shandaken, a half dozen commercial properties now seem poised to sell in the coming term, including the Cobblestone Inn, the Cold Spring Lodge, the Phoenicia Diner, the Shandaken Inn and the Weyside Inn.

In Woodstock, meanwhile, Safier noted that house sales went from a total of 86 in 2010 to 93 in 2011.

Mitch Rapoport of Freestyle Realty, who once upon a time was Westwoods? first seller, points out how he?s been selling ?a large number? of homes lately, ?and it?s because of the way I?ve been pricing them. The longest that was on the market was 28 days.?

?We?re in a very price-sensitive market,? Rapoport explained. ?The reason why has to do with the enormous number of Internet sites people can use now to check the values of what they?re looking at, making today?s buyers very savvy. No one in this market will overpay for a house.?

He noticed movement was better in the local market?s low and very highest ranges, with the middle ? between $400,000 and $1 million in price ? and pointed out an example wherein a newer 1300 square foot home on Striebel Road in Bearsville went on the market for $255,000 and sold for considerably higher five days later, after three offers came in. The irony, he added, was that the final price wasn?t that far off from the $329,000 amount that had been asked before Rapoport changed things.

In terms of regional market specifics, Rapoport said it was clear that Phoenicia and Olive were selling for less, and moving slower in home sales than Woodstock.

?This town is a very extraordinary market,? he added. ?It?s always solid, it?s always strong. Saugerties has issues with taxes and Marbletown/Stone Ridge, while?not far behind Woodstock, aren?t the same thing.?

Trends still down, but rising

Safier said that his one worry is that while the dual residency market has remained active through the past three years, a lot of the better homes there just haven?t found their way to market yet?because their owners can afford to wait things out.

?The trends look good to me, overall, but that foreclosure shadow?s still there,? he said. ?We have a lot of people roaming around with cash, even though our interest rates are still at record lows. There?s a sense that things may have bottomed out, in prices and interest rates?and yet I feel more?s going to sell in the $400,000 to $800,000 range this year, albeit many on short sales, from banks.?

Lonergan pointed out how at its worst, two years ago, things in the county had slipped, price-wise, nearly 30 percent. Now, she added, they?re still at 22 percent of what they once were?but the trends are rising.

?What I hear from my agents that thrills me is that consumer confidence is back,? she went on. ?The panic is disappearing. I think we?re beyond the downturns now.?

Rapoport, who laments that it may still take time for all buyers to realize that pricing has changed, closed with a memory of something he heard when starting out in the business some 40 years ago.

?This old agent, he told me, ?Kid,?? Rapoport said. ?It?s better to be a first love, a second spouse, and a third realtor.?++

Football findings suggest concussions caused by series of hits

A two-year study of high school football players suggests that concussions are likely caused by many hits over time and not from a single blow to the head, as commonly believed.

Purdue University researchers have studied football players for two seasons at Jefferson High School in Lafayette, Ind., where 21 players completed the study the first season and 24 the second season, including 16 repeating players.

Helmet-sensor impact data from each player were compared with brain-imaging scans and cognitive tests performed before, during and after each season.

"The most important implication of the new findings is the suggestion that a concussion is not just the result of a single blow, but it's really the totality of blows that took place over the season," said Eric Nauman, an associate professor of mechanical engineering and an expert in central nervous system and musculoskeletal trauma. "The one hit that brought on the concussion is arguably the straw that broke the camel's back."

Researchers evaluated players using a type of brain imaging technology called functional magnetic resonance imaging, or fMRI, along with a computer-based neurocognitive screening test. The fMRI scans reveal which parts of the brain are most active during specific tasks.

Thomas Talavage, an expert in functional neuroimaging and co-director of the Purdue MRI Facility, said the scans indicate players are adapting their mental processes to deal with brain changes.

"The changes in brain activity we are observing suggest that a player is having to use a different strategy to perform a task, and that is likely because functional capacity is reduced," Talavage said. "The level of change in the fMRI signal is significantly correlated to the number and distribution of hits that a player takes. Performance doesn't change, but brain activity changes, showing that certain areas are no longer being recruited to perform a task."

Findings, detailed in a paper to appear online in the Journal of Biomechanics, are contrary to conventional thinking.

"Most clinicians would say that if you don't have any concussion symptoms you have no problems," said Larry Leverenz, an expert in athletic training and a clinical professor of health and kinesiology. "However, we are finding that there is actually a lot of change, even when you don't have symptoms."

The paper was written by mechanical engineering graduate student Evan Breedlove, Nauman, Leverenz, Talavage, former Purdue professor of educational studies Jeffrey Gilger, biomedical engineering graduate student Meghan Robinson, health and kinesiology graduate student Katherine E. Morigaki, electrical and computer engineering graduate student Umit Yoruk, mechanical engineering undergraduate student Kyle O'Keefe, and undergraduate student in electrical and computer engineering Jeffrey King. Gilger is now a researcher at the University of California, Merced.

The research may help to determine how many blows it takes to cause impairment, which could lead to safety guidelines on limiting the number of hits a player receives per week.

"Any change in fMRI data is a concern, but we don't yet know what these changes mean, what they translate to, in terms of cognitive impairment," Breedlove said.

A common assumption in sports medicine is that certain people are innately more susceptible to head injury. However, the new findings suggest the number of hits received during the course of a season is the most important factor, Talavage said.

"Over the two seasons we had six concussed players, but 17 of the players showed brain changes even though they did not have concussions," Talavage said. "There is good correlation with the number of hits players received, but we need more subjects."

The researchers have expanded the study to include an additional high school football team and girls' soccer.

"We want to increase the number of football players in the study and also include soccer to study athletes who don't wear head protection," Nauman said. "We also want to include girls to see whether they are affected differently than boys."

The research findings represent a dilemma because they suggest athletes may suffer a form of injury that is difficult to diagnose.

"This might be especially important in young people because the brain is still developing, so even though subtle unexpressed damage doesn't manifest as a concussion it could affect the brain later in life," Gilger said.

Changes were seen in regions of the brain that have been associated with chronic traumatic encephalopathy (CTE), a progressive degenerative disease found in people who suffer numerous concussions and other forms of head injury.

"This is still circumstantial evidence, but it suggests that whether you are concussed or not your brain is changing as a result of all these hits, and the regions most affected are the ones that exhibit CTE," Nauman said.

Players in the study received from 200 to nearly 1,900 hits to the head in a single season, with two players exceeding 1,800 hits. Helmet-sensor data indicated impact forces to the head ranged from 20 Gs to more than 100 Gs.

"The worst hit we've seen was almost 300 Gs," Nauman said.

A soccer player "heading" a ball experiences an impact of about 20 Gs.

Findings could aid efforts to develop more sensitive and accurate methods to detect cognitive impairment and concussions; more accurately characterize and model cognitive deficits that result from head impacts; determine the cellular basis for cognitive deficits after a single impact or repeated impacts; and develop new interventions to reduce the risk and effects of head impacts.

"Now that we know there is definitely a buildup of damage before the concussion occurs, ultimately, there is hope that we can do more to prevent concussions," Nauman said.

The work is ongoing and supported with grants from the Indiana State Department of Health's Spinal Cord and Brain Injury Research Fund, General Electric Healthcare, the Indiana Clinical and Translational Sciences Institute, and through the National Science Foundation and National Defense Science and Engineering Graduate Fellowships.

Researchers also will follow the case studies of players who take the most hits to see if there is evidence of permanent changes in brain structure using MRI scans.

The research group, called the Purdue Neurotrauma Group (PNG), also is studying ways to reduce traumatic brain injury in soldiers who suffer concussions caused by shock waves from explosions.
